What data sources does Curb Report use?

Curb Report aggregates data from a variety of public and licensed sources, including the U.S. Census Bureau, Zillow, Redfin, the Bureau of Labor Statistics (BLS), HUD Fair Market Rents, FEMA risk indices, the U.S. Treasury Federal Insurance Office, FCC broadband data, and EPA environmental records. We combine these datasets to provide a comprehensive view of each market.

How often is the data updated?

Most datasets are refreshed monthly. Home value and inventory metrics are updated as soon as new data is published by our upstream sources (typically within the first two weeks of each month). Some datasets, such as Census demographics and election results, are updated annually or on their own release schedules.

What do the Insight Scores mean?

Accepted Answer

Insight Scores are composite indices (0 to 100) that combine multiple metrics into a single number for quick comparison. For example, the Livability Score factors in affordability, job growth, broadband access, and environmental risk. Higher scores generally indicate more favorable conditions, though you should always review the underlying data for a complete picture.

How does the AI Market Advisor work?

The AI Market Advisor uses a large language model to analyze the data for a selected market and generate a plain-language summary of trends, risks, and opportunities. It considers home value trajectories, inventory levels, demographic shifts, and economic indicators. The advisor is an informational tool, not investment advice.

Can I cancel my subscription?

Yes. You can cancel your subscription at any time from your account settings. Your access to paid features will continue until the end of your current billing period. After cancellation, your account reverts to the Free tier.

Does Curb Report support two-factor authentication (2FA)?

Accepted Answer

Yes. You can turn on app-based two-factor authentication from Settings, under Two-factor authentication. Scan the QR code with an authenticator app such as Google Authenticator, Microsoft Authenticator, or Authy, then enter the 6-digit code to confirm. After that, you enter a fresh code from the app each time you sign in. For account security we also require email verification at signup, offer secure password reset, and temporarily lock an account after several failed sign-in attempts.

What happens if I lose access to my authenticator app?

Accepted Answer

When you turn on 2FA, we show you a set of 10 one-time recovery codes. Save them somewhere safe. If you lose your phone or authenticator app, choose 'Use a recovery code' on the sign-in screen and enter one of those codes to get in. Each code works once. You can check how many codes remain and generate a fresh set anytime from Settings, under Two-factor authentication. If you have lost both your authenticator and your recovery codes, contact us at general@curb-report.com and we will help you regain access.

How do I export data?

Pro subscribers can export data as CSV from the Market Screener. All paid subscribers can generate PDF market reports from any market detail page. Look for the download icon in the toolbar at the top of the data panel. PDF reports include charts and a formatted summary suitable for sharing with clients or partners.
